Who we are
These Terms of Service ("Terms") cover your use of badcreditapartments.com and our apartment locating services. The site and services are run by Bad Credit Apartment Team ("we," "our," "us"), a team of licensed Texas real estate agents brokered by Spirit Real Estate Group. By using the site or our services, you agree to these Terms. If you don't agree, please don't use them.
What we do, and what we don't
We help renters find apartment communities in Texas that fit their budget, timing, and rental history. That includes talking through your situation, suggesting communities, and helping you get ready to apply.
We're not a landlord, property manager, lender, credit repair company, or law firm. We don't run credit or background checks. We don't obtain, store, or send copies of your credit report, eviction records, or criminal records. Each community runs its own screening when you apply.
How we get paid
Our service is free to renters. When you lease at a community we referred you to, that community may pay our brokerage a referral fee. Your rent is the same whether or not you use us. We never ask renters for payment.
No guarantee of approval
Each apartment community makes its own approval decision using its own rules and screening tools. We can't promise approval, a certain rent, a certain deposit, or a certain move in date at any community.
Prices, specials, fees, and screening rules change often. Anything on this site is our best information as of the date shown on the page. Confirm every detail with the community in writing before you sign a lease.
Your responsibilities
You must be 18 or older to use our service. You agree to:
- Give us truthful, accurate information about your situation
- Read your lease and any community documents before you sign
- Deal with each community honestly and on your own behalf
- Not use the site for anything unlawful, and not copy, scrape, or disrupt it
Giving a community false information can get an application denied or a lease ended. That risk is yours.
Calls, texts, email, and AI assistants
When you send our form or contact us, you agree that we may reach you by phone, text message, and email about your apartment search. Some of these messages and calls are sent or answered by automated systems and AI assistants that work for our team.
- Message frequency varies with your search.
- Message and data rates may apply.
- Reply STOP to any text to stop texts. Reply HELP for help.
- Calls and messages may be recorded or transcribed to keep accurate records and improve our service.
- Agreeing to texts or calls is not a condition of using our service. You can reach us by email instead.
AI assistants can make mistakes. Ask for a licensed team member at any time, and don't rely on an automated reply for legal, credit, or money decisions.
General information only
Our guides, blog posts, calculators, and replies are general information about renting in Texas. They aren't legal, financial, credit, or tax advice, and laws and market figures change. For advice about your own situation, talk with a licensed attorney or other qualified professional. Texas renters can find free legal help through TexasLawHelp.org.
Fair Housing
We are committed to equal housing opportunity. We follow the federal Fair Housing Act and the Texas Fair Housing Act, plus local fair housing rules where they apply. We never treat anyone differently based on race, color, religion, sex, disability, familial status, national origin, or any other class protected by law.
We suggest communities based on what you tell us about your budget, timing, location needs, and rental history. We don't steer anyone to or away from any area or community based on who lives there. If you have a disability and need a reasonable accommodation to use our service, tell us and we'll work with you.
If you believe you've faced housing discrimination, you can file a complaint with HUD at 1-800-669-9777 or with the Texas Workforce Commission Civil Rights Division.

Apartment communities and other websites
Apartment communities, screening companies, guarantor services, and other businesses we mention are independent. We don't control their decisions, fees, lease terms, or conduct. Links to other websites are for your convenience, and we aren't responsible for their content.
Our content
The text, design, and images on this site belong to Bad Credit Apartment Team or are used with permission. You may not copy or republish them without our written permission.
Disclaimers
The site and our services are offered "as is" and "as available." To the fullest extent Texas law allows, we disclaim all warranties, express or implied, including warranties of accuracy, fitness for a particular purpose, and merchantability.
Limitation of liability
To the fullest extent Texas law allows, Bad Credit Apartment Team, its agents, and its brokerage are not liable for indirect, incidental, special, or consequential damages from your use of the site or our services. That includes lost application fees, deposits, or rent. Our total liability for any claim is limited to $100. Nothing in these Terms limits liability that the law does not allow us to limit.
Your promise to cover us
You agree to cover Bad Credit Apartment Team, its agents, and its brokerage for claims, losses, and costs that come from false information you give or from your breaking these Terms. That includes reasonable attorney fees.
Governing law
Texas law governs these Terms. Any dispute goes to the state or federal courts in Travis County, Texas. If any part of these Terms can't be enforced, the rest still applies. These Terms and our Privacy Policy are the full agreement between you and us about the site.
Texas Real Estate Commission notices
Texas law requires real estate license holders to give you the Texas Real Estate Commission Consumer Protection Notice and the Information About Brokerage Services form. Both are linked in our site footer.
Changes to these Terms
We may update these Terms. The effective date above shows the latest version. Using the site after a change means you accept the updated Terms.
