Last reviewed October 22, 2026. This is general information about renting in Texas, not legal or financial advice. Laws, prices, and screening rules change, so confirm details with each community and talk with an attorney about your own situation.

If a Texas apartment denied you within minutes of applying, you probably ran into SafeRent or a system like it, and your SafeRent Score may have been part of the call. In the files we work across Austin, Houston, Dallas, Fort Worth, and San Antonio, this software is the biggest roadblock for second chance renters. It scans your file and makes a hard call before a person ever looks at your application.

We hear from renters after these instant denials all the time. We get how frustrating they are.

Knowing how this software works won't undo a past denial. But it changes how you go about your next application.

Let’s go over the main scoring tools and the workaround our team uses.

## The big screening systems, like SafeRent

The big names in the US rental market are SafeRent, RealPage, and TransUnion SmartMove. Each one weighs your money and criminal history its own way before it spits out an approval or a denial.

We keep track of which software each building uses. Knowing how these tools differ is your first step to getting approved.

### The Screening Software You'll Run Into

- **SafeRent Solutions.** Used at lots of midrange and corporate communities. It pulls your credit, eviction history, criminal records, identity check, and rental history. SafeRent gives you a SafeRent Score and a result that comes back as Approve, Conditional Approve, or Decline. In late 2024, the company settled a $2.275 million federal lawsuit claiming its score was unfair to Black and Hispanic applicants using housing vouchers. It agreed to stop putting its score on reports for Massachusetts applicants who use vouchers.
- **RealPage.** Used a lot by bigger property management companies. RealPage's AI Screening gives each applicant a risk score. Property managers pick the score that gets an automatic yes.
- **TransUnion SmartMove.** Common with smaller, independent landlords. Instead of a FICO score, it uses its own ResidentScore, from 350 to 850. It's built to predict eviction risk, not general credit risk.
- **Credit Retriever (TransUnion).** Often used at communities that want fast approvals. It can flag money you owe or collections from old landlords.
- **FactorTrust (TransUnion).** Looks at thin or low credit files, plus credit data the big bureaus don't usually track. At communities open to second chance renters, property managers sometimes run this along with the main screening.

Different Texas communities use different systems, and you usually only find out which one after you're denied.

## How the score is built

Each system turns your file into a score or a recommendation by looking at four things. It looks at your credit score, eviction history, criminal background, and income compared to rent, then decides on the spot.

Plenty of applicants fail when they don't know where the cutoffs are. Every detail in your file can set off an automatic rule.

### The Four Things It Scores

- **Credit.** The system combines your score, payment history, open accounts, and recent credit checks. The property usually sets a hard minimum. If a building's minimum credit score is 620 and you have a 595, you fail before anything else gets looked at.
- **Eviction history.** The system looks for filings, judgments, and money owed to landlords. Most software looks back up to seven years. Each mark counts differently depending on how old it is and the community's rules.
- **Criminal history.** The software searches records going back as far as the community checks. Offenses get sorted by type, and some felonies get flagged automatically.
- **Income vs. rent.** The software divides the income you listed by the monthly rent. If that comes out under 3x, or whatever cutoff the community sets, your file gets flagged right away.

This software doesn't read the story behind anything. A medical collection looks exactly like a credit card collection. If the community hasn't set different rules, a dismissed eviction from five years ago can look just like an open judgment from six months ago.

That's the main reason second chance renters get denied again and again. The software sees the flag, the community's hard rule says no, and your application closes before a person ever reads it.

| What They Check | What Usually Passes | What Gets an Automatic No |
|---|---|---|
| **Credit Score** | A 620 to 650 minimum | Being even 1 point under the minimum |
| **Eviction History** | Clean record for 5 to 7 years | Any open judgment or recent filing |
| **Income Ratio** | 3x monthly rent | Under the income cutoff |
| **Rental Debt** | Nothing owed to landlords | Any flagged collection from a past landlord |

## When a person gets the final say

Some communities set their screening to flag a file instead of denying it. A Conditional Approve or Decline then goes to a leasing manager to look over. We call these override communities, and they're usually the strongest place for a second chance application.

Our team focuses on finding these buildings for clients. We work with every credit score, including under 500, and with first time renters who have no credit history. Having a person review your file changes a lot.

What changes when a person reviews it:

- **Your story matters.** A manager will actually read a letter explaining a past money problem.
- **Time since the event matters.** An older mark counts much less than a recent one.
- **Income strength matters.** Strong income often makes up for weaker credit. Think 4x the monthly rent.
- **Stability matters.** A long time at your job, a long time at your address, and good rental history elsewhere all count.

The same renter who gets denied automatically at one community can get approved at an override building. Often the only difference is which office got the paperwork.

## How to find your own report

Under the [Fair Credit Reporting Act](https://uscode.house.gov/view.xhtml?req=granuleid:USC-prelim-title15-section1681m&num=0&edition=prelim), you have a right to a free copy of the report the community used to deny you. The denial letter (the legal name is an adverse action notice) tells you which company ran it. That might be SafeRent, RealPage, or TransUnion SmartMove.

Pull this file right away to see what the software is reacting to. Looking at your own report keeps you from making the same mistake twice.

Here's how to use it:

- **See what's really on there.** It's often very different from what you think is on your regular credit report.
- **Catch errors and fix them.** You have the right to dispute wrong debts directly with the screening company. Same goes for someone else's records mixed into yours.
- **Compare your file to each community's rules.** Knowing your ResidentScore or RealPage risk score lets you go after properties that could really say yes.

[Our guide to your rental record](/guide/whats-actually-on-your-tenant-record-and-how-to-read-it/) walks through how to read what you pull. You can get your screening file [free once a year](https://www.consumerfinance.gov/consumer-tools/credit-reports-and-scores/consumer-reporting-companies/companies-list/) too, even without a denial.

## What this means for your next application

Once you know how screening software judges your file, two things change. Go after override communities, and check yourself against their rules before you spend money on application fees.

Our locator service is here to get you around these roadblocks. Applying blind is one of the costliest mistakes you can make when renting.

### What to Do Differently

- **Go after override communities.** This is a must if you have any flag on credit, eviction, background, or income. Your list of properties gets shorter, but you stop paying for automatic denials.
- **Check yourself against the rules before applying.** If you know the community's minimum is a 650 and you're at 595, don't apply. Keep that $75 fee in your pocket for somewhere else.

We keep track of which Texas communities use which screening systems, what minimums they set, and which ones let a person override the software. ## Frequently Asked Questions

### What is SafeRent?

SafeRent Solutions, spun off from CoreLogic in 2021, is one of the biggest rental screening systems. It pulls your credit, eviction, criminal, and identity records, then gives a recommendation (approve, conditional approve, or decline) based on the rules the community set.

### Why did the screening software turn me down automatically?

Most likely your credit score or something on your record missed a cutoff the community set. The software doesn't read the story behind it. A paid eviction from 2 years ago can look just like an open one from 6 months ago, until someone reads the file.

### Can I see what the screening software saw about me?

Yes. Under the Fair Credit Reporting Act, you can ask for your file from SafeRent, RealPage, TransUnion SmartMove, or whichever screening company the community used. The denial letter tells you which one.

### Want a short list of apartments that fit your file?

Our licensed Texas locators check your file against each community's written screening rules in Austin, Houston, Dallas, Fort Worth, and San Antonio. We work with every credit score, including under 500. It's 100% free.
