If you work for yourself, you already know how frustrating a standard lease application can be.

Texas has a lot of remote, contract, and gig workers. The standard application ignores that and asks for a W-2 from an employer. Our team helps people who get paid this way find a place that fits. We work with every credit score, including under 500, and with first time renters who have no credit history.

This is a paperwork problem, not an income problem. If you're looking for apartments that accept bank statements, every metro we cover has good options: Austin, Houston, Dallas, Fort Worth, and San Antonio. We sort this out all the time through our [flexible income service](/income-verification-apartments/).

Let’s go over which properties accept other proof of income and the math you need to qualify.

## Which Texas communities accept bank statements

Three kinds of Texas properties regularly take bank statements instead of pay stubs. Those are newer communities, properties where a person reviews your file, and some workforce housing developments. We keep track of their rules across all five metros.

These days, the property management software sets most of those rules. Some older properties still use strict automated screening that turns down anyone without a W-2. From what we see, independent contractors have much better luck at properties with newer tools for checking income.

| Type of Property | How They Check Income | Where to Look |
|---|---|---|
| Newer Communities | PDF upload or a direct bank link through Yardi and Entrata | Downtown and newer suburban builds |
| Properties Where a Person Reads Your File | A leasing agent works out your average deposits by hand | Older midrange communities |
| Workforce Housing | Bank statements are normal for 1099 workers | Suburbs around each metro |

## How to lay out your bank statements

Leasing offices look at how steady your deposits are, your average per month, and whether it's clear where the money comes from. You have to show, with basic math, that you make enough to cover the rent. The way you lay out your statements makes a big difference in how fast your application moves.

For a $1,500 a month apartment, you need to show about $4,500 a month in deposits to meet the usual 3x rent rule. Our clients do best when they make the property manager’s job as easy as possible. Transfers between your own accounts don't count.

Here's how to make your statements easy to read:

- **Download the real PDFs:** Send the PDF statements straight from your bank's website, not screenshots.
- **Highlight your income:** If your statements are long, highlight the deposits that count.
- **Make a cover sheet:** Add one page that shows your monthly average and where each deposit comes from.
- **Keep extra months handy:** Have at least six months of statements ready. Some property managers ask for more.

## How Plaid works

Plaid and similar bank link tools let you log into your bank account so the leasing office can check your income on the spot. You don't have to send PDF statements at all. More Texas properties use bank link checks now, and they pick up gig payouts and freelance deposits. The check often takes minutes. You log in securely, and the property manager sees a verified income total.

There's one big catch. Plaid only counts the accounts you connect. If your income is spread across several checking and business accounts, skip Plaid. The leasing office will only see part of what you really earn. Upload PDFs instead if your money is spread out like that.

## Tricky income situations

Cash deposits, a mix of paychecks and 1099 pay, and income that swings a lot by season are the tricky ones. They need more paperwork than bank statements alone. Messy income is a regular part of our work with second chance renters. Property managers see income that jumps around as a big risk. A neat packet with your bank records plus other proof makes a solid case. That way the leasing agent doesn't have to guess.

### Proving Income That's Harder to Show

- **Cash income:** Bank statements almost never show where cash deposits came from. Add a signed letter from your client confirming the work, plus your [recent tax returns](https://www.irs.gov/individuals/get-transcript).
- **A Regular Job Plus 1099 Work:** Turn in pay stubs for your part time job and use bank statements only for the contract income. Many Texas communities are fine adding the two together.
- **Income that swings a lot:** Earning $12,000 in December and only $3,000 in February scares screening software. Send at least six months of statements to show the full cycle, with a short letter explaining your busy seasons.

## What if your income is close but not quite there

Bank statements are just a way to show your income. But they won't fix an application if you're short of what the property needs. You still have to meet the income rules either way.

When the math doesn't work, we help you find another way. Most leasing agents won't bend on the income minimum, so the next step is usually a co-signer or a paid guarantor company. We suggest looking at services like TheGuarantors or Leap.

They back your lease for a fee. Check that the company covers Texas and that the property accepts it. They usually charge about 40 to 130 percent of one month’s rent for each lease term. On a $1,500 a month apartment, that works out to roughly $600 to $1,950. The company takes on the risk, so the landlord can say yes.

## Frequently Asked Questions

### Can I use bank statements instead of pay stubs to qualify for a Texas apartment?

Yes. Many Texas communities accept 2 to 3 months of bank statements showing steady deposits in place of pay stubs. It's the usual route for renters who work for themselves or get paid by 1099, gig apps, or cash. The trick is applying at communities that already have a policy for it.

### How many months of bank statements do I need?

Usually 2 to 3 months. If your income is uneven (seasonal, contract, or gig work), 4 to 6 months helps show a steady average. Some communities ask for 12 months on pricier units.

### Does Plaid count as income verification?

At many newer communities, yes. Plaid lets the leasing office see your bank account without being able to change anything. They trust that more than uploaded PDFs. It's faster too: minutes instead of waiting until the next day.

### Want a short list of apartments that fit your file?

Our licensed Texas locators check your file against each community's written screening rules in Austin, Houston, Dallas, Fort Worth, and San Antonio. We work with every credit score, including under 500. It's 100% free.
